Management fee - 8% of monthly rental
Collect the rent each month making sure the tenant pays on time & transfer the rent over deducting your management fee and provide a statement of the account via email. Do a quarterly inspection of the property and also deal with any issues or maintenance the tenant will have during the tenancy. Conduct the check out of the property with the inventory and deal with any cleaning that needs to be done prior to a new tenant moving in and liaise with the previous tenants with regards to deposit return

A fully documented inventory covering all aspects of the property eg. Flooring, walls, all appliances (inside and out), light fittings, doors, kitchen units. All rooms will have photographic evidence taken as we recommend this to be done as part of the Deposit Return.
Energy Performance Certificate - £60.00
A legal requirement, your property must be rated for energy efficiency prior to being offered For Let
Gas Safety Certificate - £75
This is a legal requirement on any property that has gas and this has to be done prior to any tenant moving in and passed across.
The above fees are subject to VAT
